This can be built as a single-storey extension or as a taller extension with a double-height or vaulted ceiling if you want something with a little more impact.


Kitchen extensions can be built as either rear or rear and side extensions, depending on what area you have available and how much additional space you would like to create.

In both instances, you will need to remove the existing external wall and make structural changes to maintain the integrity of your home whilst opening up additional space. Many homeowners also choose to add velux skylights or bi-folding doors to bring in as much light as possible.

When designing your kitchen extension, it’s important to consider how you will use the space to make sure the design and ultimate build fits your family’s needs:

  • Will the kitchen be used for eating and entertaining as well as cooking?
  • Do you want to interact with the living space while cooking, or would you prefer the two areas to be fairly separate?

In many open plan kitchen extensions, only a minority of the space is actually dedicated to cooking.


A standard house extension costs in the region of £1,200-£1,500 per metre squared depending on finishes. However, kitchens are typically more expensive because they require the kitchen to be fitted and they need more plumbing work than adding a bedroom or extending a standard living room.

If you would like special features such as bi-folding doors, higher vaulted ceilings, and a lot of tiling, this will increase the price further.

The final amount again depends on the finish, whether you require planning permission, and how much of the work you are doing via a contractor vs. yourself. You can usually expect to paying in the region of £1,800 per square metre to have your kitchen fitted and finished.
